Six steps from first call to key handover

No mystery, no radio silence. You will always know which step you are on and what happens next.

  1. Consultation

    A conversation about your land, your must-haves and a realistic budget band. Free, and there is no obligation on either side at the end of it.

  2. Homesite evaluation

    We walk the lot. Soils, grade, trees, setbacks, septic feasibility, utility runs, flood zone. If the parcel has a problem, you hear it from us before you are committed.

  3. Design & pricing

    Plans develop alongside a live budget. You see the cost of every decision while you can still change it, and the contract price is fixed before we break ground.

  4. Permits & preconstruction

    We handle county and municipal submissions, engineering, the septic permit and the build calendar. You get a written milestone schedule.

  5. Construction

    Foundation through final trim, with weekly photo updates and a standing site walk. Same crews, same supervisor, every week.

  6. Walkthrough & warranty

    We walk the house together and fix the punch list before closing, not after. One-year workmanship warranty, plus manufacturer coverage on everything installed.

Do I need to own land before I contact you?
No. Plenty of our clients come to us while they are still looking. We will walk parcels with you before you buy and tell you what each one will actually cost to build on. That is often the difference between two lots that look identical on a listing.
What does a custom home in Delaware cost?
It depends on size, site work and finish level, and anyone who gives you a firm number before walking your lot is guessing. What we will do on the first call is give you an honest cost band for what you are describing, so you know straight away whether it is worth going further.
How long does a build take?
For a typical custom home, plan on roughly three to five months of design and permitting, then construction. You get a written milestone schedule before we break ground and a weekly update against it.
Is the price really fixed?
Yes. The contract price is set before construction starts. The only things that move it are changes you request in writing, or genuinely unforeseeable site conditions, and we work hard to find those during the homesite evaluation, not halfway through the foundation.
Do you build outside Delaware?
Delaware is our focus, and all three counties are where we work most. We will consider projects just over the line in Maryland on a case-by-case basis. Ask us.
