Middletown has been the fastest growing part of Delaware for years, and it is the one place in New Castle County where genuine greenfield building on a decent-sized lot is still routine. It is also the closest part of the county to us, which makes it the easiest northern work to run properly.

Lots here still come in useful sizes

Unlike the northern end of the county, Middletown and the surrounding MOT area still have subdivision lots and unbuilt parcels at sizes that suit a full custom house rather than an infill. Quarter acre and up is ordinary inside the newer developments, and there is larger agricultural-edge ground around the town where a house can sit properly on its site.

The trade-off in a newer subdivision is the HOA and its architectural review. Those committees have real authority over elevation, materials and colour, and their approval is separate from and additional to the town's. We treat it as its own submission with its own lead time.

Town permitting and utilities

Middletown runs its own permitting and its own utilities, including electric in much of the town, which is unusual in Delaware and worth knowing when you are scheduling service connections. Town sewer covers most developed areas, so the DNREC septic process does not usually apply inside town limits. On parcels outside them you are back to county zoning and an on-site system.

Flat, sandy and straightforward to build on

You are south of the fall zone here, on coastal plain sediment rather than Piedmont rock. The ground is flat, the soils are predominantly sandy loams that compact and drain well, and excavation is usually uneventful. Crawl spaces and slabs are both common. Basements are buildable but depend on the water table at your particular lot, which is a test pit question rather than a neighbourhood-wide answer.

Because the land is so flat, surface drainage and grading matter more than they look like they should. Getting water away from the house across a site with almost no natural fall takes deliberate design, not just a slope on the finished grade.

Lot supply is the real constraint

Middletown's growth means competition for the parcels worth building on. Good lots move quickly, and a fair number of them come tied to a builder already, which is not always obvious from a listing. If you are buying land here with the intention of bringing your own builder, check whether the lot is encumbered before you go under contract.
