Smaller town, different process
Camden is considerably smaller than Dover and its permitting reflects that. Fewer steps, fewer staff, and a department where you tend to speak to the same person throughout. For a straightforward residential build that is usually an advantage.
The boundary between Camden, Wyoming and unincorporated Kent County is not intuitive on the ground, and lots with a Camden mailing address are not always in the town. We confirm jurisdiction from the parcel record rather than the postal address, because getting it wrong wastes weeks.
Lots and what fits on them
Camden's older residential streets carry modest lots on a regular grid. The newer development on the town's edges offers larger ground, quarter acre and up, and that is where most custom work happens. Beyond the town limits there is agricultural land where county rules and the half-acre unsewered minimum apply.
Because Camden is squeezed between Dover and the farmland south of it, the supply of genuinely buildable in-town lots is limited. People building here are often replacing an existing house rather than starting on open ground, and that brings demolition and utility reuse into the scope.
Ground conditions
You are on the central Kent agricultural belt here: flat, well-drained loams, predictable compaction, easy excavation. The Isaac Branch and the low ground associated with it affect a limited number of parcels with floodplain mapping, and those are identifiable from the survey.
The water table is generally manageable, so basements are a real option rather than a fight. That is a meaningful difference from what we deal with in coastal Sussex and it changes what you can get for your money.

Forty-five minutes means our site supervisor can be at a Camden build and back the same morning without the day being written off. In practice that translates into more frequent unannounced visits, faster response when a trade hits something unexpected, and fewer decisions made by phone from a photograph.
