Historic centre, ordinary edges

Milton's core carries a substantial stock of nineteenth century houses and a historic district to go with it. Work inside that district attracts review on the things that show: massing, roof form, window and door treatment, materials. Outside the historic area the town's requirements are conventional.

That gives Milton two quite different building propositions within one small town. An infill lot on a historic street is a design-led project with a review process attached. A lot in one of the newer developments on the edge is a straightforward build. Knowing which you have bought changes everything about how the project runs.

The Broadkill and its low ground

The river runs along the town's edge and the land beside it is low. Floodplain mapping affects parcels near the water and the tidal influence reaches further upstream than the river's width suggests. Away from the corridor you are on ordinary sandy coastal plain soils with a moderate water table.

As everywhere in this part of the county, the seasonal high water table is the number that matters and it comes from test pits, not from a neighbour's experience.

Lots and what they will take

Inside town, lots vary from tight historic parcels to more generous ground in the newer sections. Outside town limits you are on county AR-1, meaning three quarters of an acre on septic, 20,000 square feet with central sewer, and the 150-foot width requirement if you front a numbered road.

The cluster provisions in the county code can bring a septic lot down to half an acre where the soils support it, which occasionally makes a parcel work that looked marginal on the face of it.

A quieter alternative to the coast

People often come to Milton after pricing Lewes or the beach towns and finding the land cost has eaten the house budget. Twenty minutes inland the arithmetic changes considerably, and the town itself has enough going on that it does not feel like a compromise.
